Project background: The project is located in the old podium commercial block of Qingfeng Community, Jiaochuan Street, Zhenhai District, Ningbo City, Zhejiang Province. Affected by online consumption, the business of the block is "struggling", and the surrounding population is mainly elderly people and residents resettled by demolition. Their most concerned needs are life shopping and rest . The government proposed to create a "15-minute convenient and happy life circle", and the transformation of Chunfeng Market is aimed at this. It focuses on the actual life needs of the original residents of the community and builds a convenient, warm and diverse neighborhood public space . The project does not pursue the fancy "Internet celebrity" check-in effect, but retains the flow of guests in a pragmatic way, and attracts the original residents to participate and stay through life scenes.
Core design highlights: Through sophisticated space and structural transformation, the project has formed several representative design features:
Overall retreat and transition zone of shops: In the design, the original 100-meter-long linear commercial part of the podium is retreated 1.5 meters as a whole, and a 1.5-meter-high eaves is cantilevered to form a semi-outdoor transition corridor about 3 meters wide. This transition zone can shelter from wind and rain, connect street shops, and form a new micro social scene . As shown in the figure, through retreat and eaves renovation, a wide public gallery is formed in front of the original building, providing a buffer space for residents to pass, rest and communicate, significantly enhancing the affinity of the block .
Deep embedding of life scenes: The renovation is not only an adjustment at the architectural level, but also introduces a variety of "market" elements that are close to daily life. Life nodes such as wonton stalls, folding tables, and convenience stalls are set up inside the block. Combined with the central small pocket park and rest seats, it provides residents with integrated functional spaces such as shopping, socializing, and leisure . For example, the project planning proposed "eat a bowl of wontons when hungry, bask in the sun, and chat about gossip in your spare time" to strengthen the sense of scene for neighborhood communication . These "sense of life" units make the block full of fireworks, which not only meets the functional needs of residents for daily needs, but also creates a natural and friendly living atmosphere .
Modular and fast construction: The overall renovation adopts a strategy that combines modular prefabrication with on-site assembly. After the design phase determined the plan, the first phase of the project was completed in just 25 days, with 70% of the components prefabricated in the factory and the remaining 30% quickly assembled on site . This lightweight construction method not only ensures quality, but also greatly shortens the construction period. Prefabricated components and standardized nodes enable the rapid installation of components such as eaves and rain pavilions, while facilitating future disassembly or reuse, effectively controlling costs and shortening delivery cycles
Material and structure disassembly
The figure shows the details of the eaves structure of the project: the steel-wood hybrid structure is adopted to achieve both lightness and stability. The main structure of the eaves is composed of a steel cross frame and tie rods to form a stable mechanical system . On this basis, wooden beams and fiberglass grille panels are covered to form a wind and rainproof roof. The combination of fiberglass grilles and laminated glass can effectively filter out direct sunlight and add a translucent texture . The wooden beams are connected to the steel structure nodes through metal connectors, which not only reflects the beauty of natural textures, but also takes into account the structural strength; key nodes are often connected with metal reinforcements or bolts to ensure overall rigidity while achieving rapid on-site installation and adjustment.
The design of the seats under the eaves also reflects the consideration of structural details : the "dart"-shaped benches are made of washed stone and pine wood, and are recessed near the building boundary to reduce the sense of oppression and enhance the user's sense of security . The application of this mixed material strikes a balance between safety and comfort; the wooden elements add a warm tone to the space, and the metal structure ensures stability and durability. In addition, the main materials used in the project structure also include manganese-magnesium-aluminum plates, steel structural components, pine wood and fiberglass grilles . The material combination not only has certain anti-corrosion and weathering properties, but also creates a lively visual effect through color and texture contrast.
Project value analysis
The Spring Breeze Market case provides a new idea of "light renovation, high reuse, and fast delivery" for community space renewal. Under the constraints of limited budget and construction period, the project quickly formed a public space that meets the needs of residents through the high proportion of prefabricated components and micro-renovation strategies . This approach is suitable for scenes such as old block renovation, community convenience markets, and street commercial spaces: through partial concessions and construction, the vitality of the block is activated, while avoiding the cost and cycle of large-scale demolition and renovation. After the renovation, the block not only solves the basic functions such as fresh food purchase, leisure and social interaction, but also reshapes the neighborhood relationship through an open market form . In summary, the Spring Breeze Market takes into account efficiency and quality in functional transformation and form innovation, and provides an experience model for reference for similar community renovation projects.
